LOT PURCHASE

We have had quite a bit of experience selling lots over the last few years.  We have sold over a 125 lots. What people often do not understand is lot BUILDABILITY.  Many people think that because a lot is in-between two other lots or a piece of land has houses built around them that the land must be fine to build on.  I say beware.  Most often builder's, such as myself purchase land to build on.  I will talk in the I vernacular for a moment so one does not think I am speaking for all builders. 

When I build on a piece of land or one of my people purchase a piece of land to build on we always make sure that there is language in the purchase agreement stating that the land is a buildable lot under normal building conditions.  That the lot will support footings and basement walls under normal building conditions. Any additional expenses to fix this land so it will hold a normal basement can nullify the contract and all deposited monies to be refunded to the purchaser.  Normally I would put an amount of money in the contract for additional expenses, ($2500 or so).

I personally do not know why people take the chance on purchasing land which is not potentially buildable, but they do.   This is not a problem I see very often but in the cases where it does come up there are some pretty bad feelings.  So be very careful when you purchase land to build on.   Make sure it is buildable property.  I am speaking from a knowledge base of Plymouth, Michigan and the surrounding areas, so please do not consider all of my information to apply in all circumstances.

There are a couple of major things you can do to help yourself understand your land.  One of them is to call a company with a back hoe.  They will come out and dig a few holes for you so you can get an understanding of your land.  Hiring a company with experience can be very useful.  If you live in Michigan, give me a call and we can normally find you someone.
 

Normally you will pay  a four-hour minimum starting at $250 with a rate of $75 hour after the 4 hour minimum.  Depending on whom you hire, you need to ask about traveling time also.  Be careful not to dig holes to close to your basement footings.  You do not want to dig too deep in the footing areas or dig around the perimeter of your basement or garage to extensively.  You can create some very costly problems.

You can always get a boring test done for $1500 or so but you really do not know what you fully have until the entire basement hole is dug.
